Build types · San Antonio, TX

Pick the ADU that fits your lot, not the other way round.

San Antonio applies the same size cap to attached and detached units, so the choice usually comes down to yard space, the garage you already have and your budget.

Which one should I pick?

Let the lot decide first. In San Antonio, the size cap is the same for attached and detached units, but setbacks, the location of the sewer line, existing trees and any deed restrictions narrow the options quickly.

  • Garage in good shape? Converting it is often the least expensive path to a permitted unit.
  • Wide, deep backyard? A cottage set 5 feet off the side and rear lines avoids extra fire-rating work.
  • Need parking kept? A garage apartment stacks the unit over it.
  • Parent moving in? An attached, single-level unit keeps them close without stairs.

Are these allowed in the suburbs too?

Not in the same way. Alamo Heights, for example, limits detached quarters to people employed on the premises. Our areas page explains each city.

What comes with every build?

The lot check, design and engineering, the BuildSA permit filing, construction, inspections and the certificate of occupancy. See design and permits. Pricing arrives as a written, itemized quote once we have seen the site.
