Process · San Antonio, TX

The path from your address to a certificate of occupancy.

San Antonio spells out the ADU permit steps. Here is how we fit design and construction around them.

  1. 01Lot checkDistrict, setbacks, covenants and utilities.
  2. 02Visit and quoteMeasurements, then a written, itemized quote.
  3. 03Plans and affidavitDrawings, energy report, HVAC sizing, recorded affidavit.
  4. 04Permit and buildBuildSA filing, construction, inspections, CO.

What do you need from me at the start?

Your address, what the unit is for, and your title documents if you have them. With those, we confirm the zoning district, the size cap for your house, any deed restrictions, and whether separate meters make sense.

When will I see a price?

After we visit. We measure, find the utility routes, inspect any garage we might reuse, and then send a written, itemized quote with allowances clearly marked.

What gets drawn?

A site plan, floor plan and elevations, a foundation plan engineered for your soil, an IECC energy report, and Manual J and Manual S HVAC documents, which are the items the city lists for ADU permits.

Who records the affidavit?

The owner signs it; we help prepare it and make sure the recorded copy and proof of residency go in with the BuildSA application.

What happens in review and construction?

The city returns initial comments after the plan review fee is paid; we answer them, you pay the permit fees, and work begins. Inspections happen at set stages. Electrical, plumbing and HVAC work is done by contractors holding the state licenses for those trades.

When can someone move in?

Only after the city issues the certificate of occupancy. We then walk you through the unit and hand over documents and warranties.

How long does it all take?

That depends on design decisions, HOA review, the number of correction rounds and weather. We include a schedule with your quote and revise it as each stage closes.
