Schertz's Unified Development Code defines an accessory dwelling unit as a residential dwelling unit, not a mobile home, on the same lot as a single-family home, either within the same building or in a detached building. Where ADUs are permitted, and at what size, is set in the UDC's zoning district and use articles, which we check for your lot.
Who can live there?
The UDC's definition of family says no single dwelling unit may have more than four unrelated individuals living in it. That limit matters if you plan to rent the ADU to roommates.
What should I check before planning?
- Your zoning district and whether an ADU is listed for it.
- HOA covenants, which are common in Schertz's master-planned neighborhoods.
- Which county your lot is in; Schertz spans Guadalupe, Bexar and Comal counties.
- Utility providers, which vary by part of the city.
Who builds ADUs in Schertz?
Households near Joint Base San Antonio-Randolph often want space for visiting family or a long-term tenant. Either way, the lot check comes first, because covenants in newer subdivisions frequently decide the answer before the city code does. Read how deed restrictions work.
